Yearly maintenance on your heating and air conditioning equipment guarantees peak performance and maintains the manufacturer's original warranty. Our maintenance inspection includes:

Heating Inspections

  • Check the gas burners. Clean if necessary.
  • Check the pilot assembly.
  • Check the thermocouple.
  • Check the burner flame and adjust gas pressure if necessary.
  • Check the heat exchanger.
  • Check the flue venting.
  • Check the fan control.
  • Check the limit safety device and electrical wiring.
  • Check the blower speed.
  • Check the amp draw of the motor.
  • Check belt and adjust tension if needed.
  • Lubricate all moving parts where accessible and appropriate.
  • Check filter and change standard filter if needed.
  • Inspect thermostat and check the heat anticipator setting.
  • Check for safe operation.

Cooling Inspections

  • Check the outside condensing coil. Coil will be cleaned if needed.
  • Check operating pressures.
  • Check for proper refrigerant charge. Adjust if necessary.
  • Check evaporator superheat.
  • Check temperature of the return and supply air.
  • Check that the condensate line is open.
  • Lubricate all moving parts where accessible and appropriate.
  • Check belt and adjust tension as appropriate.
  • Check filter and change standard filter if needed.
  • Check all safety and operational controls.
  • Check voltage and amperage to all motors.
  • Check start capacitor and relays.
  • Check the operation of the compressor contactor.
  • Check all wiring and connections inside the unit and disconnect box.
  • Inspect thermostat and observe its operation.
